Bellway is looking for an experienced and commercially astute Head of Commercial to lead and strengthen the commercial function within our Eastern Counties division. The Role&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
The role of Head of Commercial is responsible for leading and managing the Eastern Counties Divisionâ€™s Commercial function, whilst ensuring a practical and cost-effective service is performed. This includes taking overall responsibility for all expenditure and controlling costs in addition to taking a strategic view from land acquisition through to customer care initiatives.&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Principal accountabilities of the Head of Commercial role include:&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Effectively work as part of the senior management team and take a holistic approach to managing challenges and issues.&lt;br /&gt;&#13;
Lead, motivate, communicate and develop the commercial team to ensure that they are fully engaged to achieve the best performance to meet the needs of the business.&lt;br /&gt;&#13;
Effectively manage the Divisionâ€™s commercial function to ensure best practices are followed, costs are controlled, the department maximises revenue generation and contribution to the Divisionâ€™s operating profit and increases the value added to the Division.&lt;br /&gt;&#13;
Ensure all build costs are current and correctly appraised. Build an accurate cost assessment for planned land acquisition and ensure these are included in the land appraisal.&lt;br /&gt;&#13;
Manage the process of procuring sub-contractor and supplier orders and authorise in line with Group policy and procedures.&lt;br /&gt;&#13;
Agree monthly valuations with the Managing Surveyor/Surveyor and present valuations to the Managing Director and Group Commercial Manager in accordance with Group policy and procedures.&lt;br /&gt;&#13;
Liaise with the appropriate members of the senior management team to establish sale prices for new budgets, prepare and evaluate fees/services budget and discuss sales and construction preliminaries.&lt;br /&gt;&#13;
Production of appraisals and build expenditure for inclusion in the Divisional budget.&lt;br /&gt;&#13;
Provide accurate progress updates and regular reports to the Managing Director.&lt;br /&gt;&#13;
Liaise with the Group Commercial Director on all margin improvement initiatives and strategies.&lt;br /&gt;&#13;
Experience, Qualifications and Skills&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Experience&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Extensive experience working at a senior level within the housebuilding industry, as either a Head of Commercial running numerous projects simultaneously.&lt;br /&gt;&#13;
A good level of knowledge and understanding of Valuation &amp; Budgeting Systems, Health &amp; Safety/CDM Regulations, LABC/NHBC requirements, Building Regulations and other associated legislation connected with both house and flat construction. Experience in effectively leading and managing a team.&lt;br /&gt;&#13;
Qualifications and Training&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Qualified with a Quantity Surveyor related degree level or HNC/HND in a built environment subject with relevant experience.&lt;br /&gt;&#13;
CSCS card or equivalent&lt;br /&gt;&#13;
Current full driving licence.&lt;br /&gt;&#13;
Skills and Aptitude&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Strong communication, listening and presentation skills.&lt;br /&gt;&#13;
Excellent attention to detail&lt;br /&gt;&#13;
Methodical, conscientious, organised and works to deliver high standards.&lt;br /&gt;&#13;
The ability to recognise problems and deal with them in a speedy and effective manner.&lt;br /&gt;&#13;
Ability to manage and motivate a team.&lt;br /&gt;&#13;
Ability to thrive under pressure in a fast-paced environment.&lt;br /&gt;&#13;
Demonstrates the ability to problem solve and delegate effectively.&lt;br /&gt;&#13;
IT literate and have the ability to adapt to new systems within the technical environment.&lt;br /&gt;&#13;

The Role and Working Conditions&lt;br /&gt;&#13;

There is an exciting opportunity to join Bellway, one of the UKâ€™s largest house builders. Our Scotland East Division, located in Livingston is looking to recruit a Quantity Surveyor to join the Divisionâ€™s Commercial department.&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
The Role&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
This role of Quantity Surveyor is responsible for managing the commercial aspects of each development. This includes managing the costs for each site and ensuring that targets are met by managing and controlling the budgets and valuations. Surveyors are typically allocated sites that are more complex by nature, whether this is due to the type of construction, the speed of construction, or whether it is a multi-phase site or a consortium site (shared infrastructure with another developer).&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
The Quantity Surveyor reports to the Commercial Manager.&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Principal accountabilities of the role include:&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Produce draft budgets and site start budgets for each site allocated to the Quantity Surveyor.&lt;br /&gt;&#13;
Produce quarterly valuations and complete material â€˜cost to completeâ€™ exercises for each site the Quantity Surveyor is responsible for.&lt;br /&gt;&#13;
Produce sub-contract payments and final accounts, ensuring that the sub-contractor has signed these off.&lt;br /&gt;&#13;
Produce sub-contract orders, ensuring they are authorised by the authorised representative, together with all necessary documentation to comply with Group Commercial Policy.&lt;br /&gt;&#13;
Complete on-site measurements and assess payments to contractors.&lt;br /&gt;&#13;
Attend and contribute to various meetings, such as pre-order meetings, quarterly valuation meetings and project review meetings with senior management, construction team as well as external contractors.&lt;br /&gt;&#13;
Manage all sub-contract orders on site, meeting sub-contractors as and when required.&lt;br /&gt;&#13;
Maintain trade specifications.&lt;br /&gt;&#13;
Price customer extras and liaise with sales department as necessary.&lt;br /&gt;&#13;
Manage Professional Fees Budget.&lt;br /&gt;&#13;
Assist with material buying when required.&lt;br /&gt;&#13;
Assist the Estimator and / or Commercial Manager with take-offâ€™s for land appraisals when required&lt;br /&gt;&#13;
Experience, Qualifications and Skill&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Experience&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Experience of working as a Quantity Surveyor or Surveyor with a residential house builder&lt;br /&gt;&#13;
Knowledge of cost control systems and valuation reporting.&lt;br /&gt;&#13;
Ideally experience of managing Housing Association contracts.&lt;br /&gt;&#13;
Qualifications and Training&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
HND/HNC Building Studies&lt;br /&gt;&#13;
GCSE Grade C/4+ or equivalent in English and Maths&lt;br /&gt;&#13;
Current CSCS card or equivalent is desirable&lt;br /&gt;&#13;
RICS Professional Membership is desirable&lt;br /&gt;&#13;
BSc in Quantity Surveying desirable&lt;br /&gt;&#13;
Skills and Aptitude&lt;br /&gt;&#13;
&lt;br /&gt;&#13;
Strong communication and listening skills, with good negotiation skills&lt;br /&gt;&#13;
Highly motivated to deliver quality developments&lt;br /&gt;&#13;
Ability to work on own as well as part of a team&lt;br /&gt;&#13;
Excellent attention to detail and demonstrates ability to meet deadlines&lt;br /&gt;&#13;
IT literate and the ability to adapt to new systems&lt;br /&gt;&#13;
Good administration skills&lt;br /&gt;&#13;
